Where family homes are concerned, the Warfield property market has been like a yo-yo in the last few months. Some months we see a spike in family homes coming to market; others we see minimal properties of this size come to the market. There’s one thing that is true every month though – however many properties come to market, it’s not enough to satisfy the huge demand coming from family buyers in the area.

Four bedroom properties
Four bedroom properties in Warfield are the biggest ‘yo-yo’ properties of all. Whereas June spelt bad news for buyers of four bedroom properties, in July we’ve seen a spike in properties this size coming to market. Just as in May, four bedroom properties made up half the properties listed in Warfield in July, showing just how much the number of four bedroom properties fluctuates month on month.
What does this tell us? Act quickly while there is choice! In such a volatile market place, you never know when the next spike will be, but one thing is for sure – demand in the area just isn’t slowing. Get your property on the market now to not only benefit from the high levels of competition but to also be ready to pounce when a property you love comes to market – whether there’s 14 four beds on the market or five.
Four bedroom properties prove to be popular across a range of price points in Warfield, with the most expensive being a £1,125,000 detached home on Tilehurst Lane and the least expensive being a £600,000 detached home on Cheshire Park, sold by Prospect in under a month. Our Warfield team also sold a £875,000 four bedroom property on Forest Road in just two weeks, showing that four bedroom homes are selling quickly at a range of prices.
Two and three bedroom properties
However, the property type that is selling the quickest is two and three bedroom homes. Last month, Prospect sold one two bedroom home on Westmorland Drive within two days of being listed, and another on Cordelia Croft within five days. With seven being listed in July and six of the same size being sold, it’s clear that appetite is high for properties like these, and supply levels just aren’t cutting it.
When it comes to three bedroom homes, one in three of the properties listed last month have already sold. In fact, Prospect listed one three bedroom terraced property on Meadowsweet Lane in Woodhurst Park on 29th June and it was sold STC by 1st July, showing that homes of this size are consistently selling quickly in the area.
A touch of luxury
Warfield is also home to a thriving high end property market. Four properties priced at over £1,000,000 sold last month, with the most expensive being Malt Hill House – a £3,950,000 home complete with tennis courts and indoor swimming pool. Four properties at this price point were listed last month, including a £1,300,000 five bedroom property on Toogood place which was listed with Prospect and sold early this month. School application deadline is looming
