August is traditionally the quietest month of the property market, as the kids are off of school and many people are jetting off on summer holidays. However, this year defied tradition: the Sandhurst property market was even busier in August than it was in July, and Prospect Sandhurst was at the helm, selling more properties than any other agent last month.
One offer for every four viewings
In August, we listed 13 properties and sold 13 properties, proving that demand is showing no signs of letting up and supply levels just are not cutting it. Whilst buyers continued to register with us in high numbers last month, the overall number of properties coming to the market in Sandhurst dropped in August, heating up the competition for those searching for properties in the town.
In fact, the overall number of properties sold in Sandhurst in August was almost double the number sold in July – despite the fact that the number of properties listed in the town was down 24%!
It’s no surprise, then, that our viewing to offer ratio last month was one offer for every four viewings. This shows that our buyers are not only high in quantity, but high in quality, too – which is just one of the reasons why we sold the most properties in Sandhurst out of every other agent last month.
Which properties are most in demand?
As always, two and three bedroom properties reigned supreme on the Sandhurst property market, reinforcing its position as a great destination for first time buyers. 11 two bedroom properties were listed and 10 of the same size were sold. This is over double the number of two bedroom properties sold in July, showing that buyers remain undeterred by the cost of living crisis and are buying in even higher numbers than before.
They sold for great prices, too. One property that we listed on Branksome Hill Road sold within just a week of marketing, receiving four offers and achieving almost 105% of asking price!
As for three bedroom properties, Prospect listed five properties of this size in August and four of them sold before the month was up. In fact, over 70% of three bedroom properties listed last month have already sold, proving just how popular properties of this size are in the local area. With only 35 three bedroom properties left on the market and over 100 buyers registered with us for homes this size, there’s almost three buyers for every three bedroom property on the market – a recipe for high competition.
With this in mind, it’s a great time to sell your three bedroom property in Sandhurst to benefit from the skyrocketing demand for properties like yours in the area. If you’re looking to purchase a three bedroom home in the town, we would recommend selling your current property as soon as possible to stand out against the competition as a proceedable buyer.
Most expensive vs least expensive
Only one property over the £1,000,000 mark sold last month, and that was a stunning £1,400,000 five bedroom property on Lower Church Road. If you are looking for properties at this price point in the area, there are currently four properties on the market priced at over £1,000,000, ranging from a £1,000,000 four bedroom detached property on Robin Lane to a £1,650,000 seven bedroom property on Thibet Road.
On the other hand, the least expensive property to sell last month (excluding retirement properties and shared ownership) was a £240,000 one bedroom property with private rear garden, sold by Prospect within just a few days of marketing. This would have made an excellent starter home for a first time buyer or an ideal investment for any landlords looking to capitalise on high tenant demand in the area.
