Which properties are most in demand?
As ever, two and three beds made up the majority of properties listed in Aldershot last month. They also made up 72% of properties sold in the area in July, which is unsurprising considering that 73% of buyers registered with us are searching for properties of this size! They are selling quickly too - over one in four of the two and three bedroom properties listed last month are already sold.
With demand so high for properties of this size, our Aldershot team has been running highly successful open houses to manage the competition. Our open house for a three bedroom property on Church View in Ash resulted in seven offers all in one day and achieved over asking price for the home! If you’re looking to sell a property like this one in Aldershot, do not hesitate to book a valuation to find out what we could achieve for you at Castles Aldershot – part of the Prospect Group.
Our open house on Bittern Close…
Though two and three bedroom properties do prove to be the most popular, this isn’t to say that there isn’t an appetite for four bedroom homes in the area. In fact, our open house for a four bedroom property on Bittern Close in Aldershot receiving five offers and sold for 109% of asking price! With this in mind, it’s clear that family homes in the Aldershot are achieving great prices this summer – how much could yours achieve on the current marketplace?
The school application deadline is looming
Speaking of family homes, we’re nearing that time of year when families start to submit their applications for schools for the next academic year. School catchments can be a key reason for families to move house, and if this is the case, we would recommend getting your property on the market as soon as possible. Though January seems like a long way away, it isn’t that long for the property industry – especially with the industry-wide conveyancing lock-jam which puts the average completion time at 150 days!
So, if relocating is imperative to securing your dream school, be sure to book a valuation with us today. Don’t leave it too late and miss out!
