Wed, 07 Sep 2022 | Warfield market update

The school holidays are usually very quiet for the Warfield property market, with most families jetting off on summer holidays or spending time with the kids at home. Yet in a break from tradition this year, the property market has continued to be really busy in Warfield over the school break – especially in August, which is always the quietest month! No rest for our Warfield agents!

Check out what happened in the Warfield property market last month.

More properties selling in August than July

Despite being the traditionally quieter month, August actually proved to be busier than July for sales this year, with 20% more properties being sold. This was despite the fact that less homes came to market last month, showing that yet again, supply and demand levels just aren’t adding up.

In fact, last month Prospect listed 14 properties and sold 13 properties. With not enough homes to go around, the majority of homes we sold received multiple offers and many sold after less than a month of marketing! The properties we sold also made up 42% of the total sold in the area, proving that we are the agent go to in order to make the most of such a busy marketplace!

Which properties are most in demand?

As always, family homes were the most popular in the area – unsurprising, given the excellent schools and community atmosphere of the village!

Remarkably, all four of the three bedroom properties that Prospect listed last month have already sold. These houses on All Saints Rise, Juliet Gardens and Wiltshire Grove all sold in under a week of marketing. Proof that you have to act quickly to secure a property of this size in the area!

Three bedroom properties are so popular that for every one three bedroom property on the market, there are currently three buyers registered with us for properties of that size. If you’re looking for a speedy sale and an excellent price for your property in Warfield, it’s a great time to get moving and capitalise on this fierce competition in the area.

Two bedroom properties are also proving to be in high demand right now, with five properties of this size being sold last month despite only one being listed. This stark contrast in supply and demand signifies that more first time buyers are looking for properties in the area, but not enough people are selling to satisfy their appetite.

It’s good news for those looking for a four bedroom property in Warfield however, as 14 properties of this size came to market last month. This means that if you are looking to upsize from a two or three bedroom property in the area, you can benefit from the high competition for properties this size and secure a speedy sale while also benefitting from increased choice for your onward purchase.

A touch of luxury

In August, the most expensive property to sell was a spectacular five bedroom property on Toogood Place, listed with Prospect Homes of Distinction at £1,300,000. Complete with landscaped grounds, a garden bar, and 2,700 square feet of pure luxury, the property received multiple offers and sold after just a couple of weeks on the market.

If you are searching for a property of a similar calibre in the area, we listed a stunning three bedroom property on Warfield Park last month with Prospect Homes of Distinction. With three bedrooms, games room, separate gym and garden room, Heathley is priced at £1,250,000 and is the perfect forever home for any family.
