Wed, 07 Sep 2022 | Crowthorne market update

Last month, we saw a huge injection of three bedroom properties coming to the market in Crowthorne. Was it enough to satisfy the high level of demand for family homes in the area? Read our market update to find out.

66% more three bedroom properties listed in August

66% more three bedroom properties were listed in Crowthorne in August compared with July. But this does not mean that the market has slowed down for this property type - in fact, one third of the properties listed had already been sold by the end of the month!

One of these properties was a semi-detached home on Hatch Ride in Crowthorne, sold by Prospect. Complete with a sizeable rear garden and large garden bar, it’s no surprise that this property received five offers and achieved over 104% of asking price! That’s all thanks to our open houses, which are highly successful in managing the competition to achieve the very best price for our sellers.

The number of buyers registered with us for three bedroom properties is still double the number of properties this size available on the market. The increase in listings last month did little to satisfy the huge appetite for this property type, and we still need more three bedroom properties to come to market – could your property help fulfil the high level of demand?

A touch of luxury

Home to the high-esteemed Wellington College as well as a number of respected golf clubs, Crowthorne attracts a large number of people searching for high calibre homes in the home counties. The most expensive properties to sell last month were two five bedroom properties priced at £1,200,000: one was a 3000sqft detached home on Lower Wokingham Road, set on a quarter acre plot; and the other a stately family home on Talisman road, also comprising 3000sqft.

However, only two properties priced at over £1,000,000 came to market last month, and no five bedroom properties were listed at all, despite five being sold in the same month. If you have a luxury home that you are considering selling, contact Prospect Homes of Distinction – our branch dedicated to the finer properties in the home counties. Our PHD team are based in the Crowthorne office, so do visit us and discover how we could provide a luxury service for your luxury home.

In contrast, the least expensive property to sell in Crowthorne last month (excluding shared ownership and retirement properties) was a £250,000 two bedroom duplex apartment on Heath Hill Road. It was one of seven two bedroom properties to sell last month, and yet only six were listed. This proves that though family homes reign supreme as the most popular properties in the area, two bedroom properties are still hugely desirable in Crowthorne.
