Tue, 09 Aug 2022 | Crowthorne market update

It’s the summer holidays in Crowthorne and as ever, family homes are reigning supreme on the property market in the village. Amid last days of school and temperatures hitting 40 degrees, family homes continued to sell in high numbers as buyers continued to register with us for their next home. Read on to find out more about what happened in the Crowthorne property market in July.

Strong appetite for four bedroom properties in the area

Last month, buyers searching for four bedroom homes made up half the number of buyers registering with us. At the same time, a mere 13 four bedroom properties came to market in the area, which of course was not enough to satisfy the 120+ buyers now registered with us for four bedroom homes on the market. In fact, with only 30 four bedroom properties currently available, there is an average of four buyers competing for every four bedroom property on the market right now. It is no surprise, then, that over half of the four bedroom properties listed last month have already sold.

Serious injection of three bedroom properties required

The same can be said for three bedroom properties – only four of the nine properties listed last month remain on the market. All eight three bedroom properties sold last month were on the market for under a month, showing just how desperately we need a serious injection of properties for sale in the village to sustain this demand.

A village filled with luxury

Crowthorne is also home to a thriving high end property market – it’s where our luxury branch, Prospect Homes of Distinction, is based after all! The most expensive property to sell in Crowthorne last month was a £1,450,000 five bedroom home on The Avenue, which sold within a month of being listed. This is exceptionally fast for properties of this calibre, which normally take longer to sell!

There are now just six properties available in the village that are priced at over £1,000,000. If you have a premium property to sell in Crowthorne or surrounding areas, contact our dedicated team at Prospect Homes of Distinction (PhD) for an exceptional selling experience.

School application deadline is looming

Properties are certainly selling fast in Crowthorne right now, but unfortunately a conveyancing lock-jam means that transactions are taking longer to complete than usual. With the average completion time currently at 150 days, those selling their property now will most likely be moving in in January.

This means that if you were hoping to relocate to be within a school catchment area in time for the application deadline in January, you need to act now – especially with such a lack of family homes on the market in Crowthorne at the moment. Demand is through the roof, and as previously mentioned, you will most likely be competing with at least three other buyers for family homes within the catchment area for Crowthorne’s high esteemed schools. Get your property on the market as soon as possible to stand out against the competition and secure your dream home and your dream school.
