It’s a challenging time for buyers of all property sizes in Winnersh, as more properties were sold than were listed in July. With stock levels so low, prices are soaring as buyers compete for minimal properties – can you help us satisfy high demand by selling your property in Winnersh? According to Rightmove, only 15 properties were listed in Winnersh last month, and yet 22 properties were sold, so evidently, demand is still outweighing supply. Three bedroom properties proved to be the most popular – 10 properties of this size were sold STC yet only six were listed. This spells bad news for the 56 buyers registered with us for three bedroom properties, as there are just not enough of them coming to market. If you have a three bedroom property in Winnersh, now is the time to sell to take advantage of the demand, which is driving up prices in the area.

The same can be said of four bedroom properties: the number of buyers registered with us for properties of this size is triple the number of properties on the market. Families need to act quickly, especially if they are hoping to be in their new home by the time school applications close in January. An industry-wide conveyancing lock-jam means that the average time for completion is currently at 150 days, making it increasingly difficult for buyers to be moved in before the New Year. Given that 95% of the buyers registered with us are looking for family homes, it’s imperative to market your current home ASAP so you can compete with the other proceedable buyers and secure your dream home (and school!).

The market is also moving extremely quickly for two bedroom properties. Of the four properties of this size that were listed last month, only one is still available, showing just how popular these properties are. A total of six two bedroom properties sold last month!

The most expensive properties to sell last month were two £875,000 detached homes: one a five bedroom home on Glasspool Road, built in 2017 and the other a six bedroom home on Arbor Close, available for the first time since its construction in 2010 and sold by Prospect.

On the other hand, the least expensive property to sell in July (excluding shared ownership and retirement properties) was a one bedroom apartment on Reading Road priced at £225,000. This was one of two one bedroom properties to sell last month, the other being a £125,000 retirement home in Stevens Court, sold by Prospect. No one bedroom properties came to market last month.
