Wed, 07 Sep 2022 | Wokingham market update
As the quietest month of the year for the property market, it’s no surprise that the number of properties listed in Wokingham dropped in August. With the kids off of school, many families are more concerned with summer getaways than selling their properties. However, what’s unusual about this August is that despite the drop in Property listings, the number of property sales stayed the same, showing that despite heatwaves and holidays, Wokingham buyers are still determined to make a move.
126 properties were listed, and 125 were sold. Read on to find out more about what happened in the Wokingham property market in August.
Which properties are in highest demand?
It’s bad news for those looking for four bedroom properties in Wokingham right now, as the number of four bedroom homes listed dropped by 40% in August compared with July. 27 were listed, and yet 41 were sold, showing the extreme contrast between supply and demand for this type of property in Wokingham.
With this in mind, if you have a four bedroom property in Wokingham, now is a great time to sell to take advantage of this huge level of competition for homes like yours in the area. This level of demand won’t last forever!
In contrast, the number of two and three bedroom properties to come to market in August had actually increased compared with July, offering more choice for buyers looking for this property type. That’s not to say they didn’t sell quickly, though – one in three three bedroom properties listed in August were sold by the end of the month, showing just how popular family homes remain to be in Wokingham.
With demand this high, it’s no wonder that we are achieving on average one offer for every five viewings we have at a property. This proves how motivated our buyers are; they are not just high in quantity, but high in quality, too!
