Once you've found your next home

When buying your next home, being in the best position is critical with properties being in such high demand. Having your property on the market can be one of the easiest ways to convince a seller that you're the right buyer for them.

The chicken & the egg

One issue that every seller is always faced with is what comes first – the sale or the purchase? Should I wait to sell my property before looking for my next home? Or should I start my property search before worrying about putting my current home on the market?

Though the latter seems to be preferred by some sellers, the ‘find first, sell later’ approach often sees a lot of buyers miss out on their dream homes. This is because new properties are selling so quickly in the current climate that non-proceedable buyers are losing out to buyers in better positions – those who have already sold, have no property to sell, or at least have their property on the market.

Marketing in a league of it's own

If you've decided to move, its important to ensure your property is marketed in the best possible way.

We create a bespoke marketing plan for each of our properties. Blending the latest technology with traditional estate agency methods, to present your property in the best possible way to the biggest possible audience.

Conveyancing

A property conveyancer is a specialist solicitor that deals with the legal work when selling your property. Before your property is actually sold, you should decide which conveyancers you’d like to use.

You don’t have to officially instruct them if you don’t wish, but if you do have these set and ready to go, that way you know when the offer comes in, you can move quickly. This is very attractive to buyers.

Also, if working to specific time scales to move into a new build or abroad, you can start completing and paperwork now so that when a buyer is found, there’s less work to do, so less time wasted.

Top tip: Make sure that you go with a conveyancing firm offers ‘No sale no fee’, so that if the worst does happen and the sale falls through, you’re not left with a bill for nothing!
